Owned a unit here for seven years. Some good, some bad, and some ugly.

It is funny seeing the renters complain about ridiculous fines because I got those as well. Honestly, I think if you're under a certain age, you are the main target for their "fining squad". For example, they did not pad the elevator when I moved in, but they were sure to charge me for that service. When I moved out, I had a problem notifying them, so instead of contacting me (current resident), they levied a fine against the new resident who moved in. Of course I had my agent reach out and paid it myself.

I also had issues with burglary and attempted break in, but unfortunately it was by another resident. This was the final straw for me, as I didn't want to raise a family in this environment where we couldn't feel safe from other residents.

However, I will say 90% of the residents are amazing people and the board works hard to try and make the HOA do the right thing. It is admittedly very difficult for a complex this size in the middle of downtown. But in the end, it appears as if the HOA controls the community instead of the other way around. Also agree the security guards never did much of anything besides walk in a fixed path, even for imminent danger/threats.

Location-wise, this is the place to be in San Jose! It's near city hall, SJSU, and the library. This is generally convenient, but it also means you'll be blocked out of the garage on parade / celebration days. SJPD also likes to setup DUI checkpoints on 4th street, so you will need to cross those repeatedly if you drive home late often.

If you don't need to drive and don't mind high density living, this is an absolute walkers paradise with tons of restaurants, ice cream shops, coffee/tea options, etc. just a few steps away. Hope this honest review helped you in some way. Have a good day.

If you consider this place as a rent, please read my story. This condo HOA changes fine to double in policy in a year and they will charge it without any notification and mercy. HOA will do nothing for you and you always need to talk through the owner. I experienced one break in and even I leave in the first floor, you have to pay for move in/out fee. If you accidentally break rules, be aware of photos taken by your neighbors.

I've rented here for 6 years.
The positive: Floor lay outs are great, and much better than the nearby similar condos. The parking is great, with a nice pool, hot tub and gym. The two gentlemen who take care of the property are also awesome. Its walking distance to the grocery store (which has spoiled me) and to events downtown.

The negative: Expect anything you put in the gated garage to be stolen. For the HOA you don't get much of anything. There is no security guard that patrols the garage or common areas, even my cheap apartment in sunnyvale had better security. If you live on the 4th floor or above, expect to pay through the nose ($600-$800) for air conditioning. I've had a router and plasma tv fry when the AC unit broke (the unit was 98+ degrees while the outside was 74 degrees)
The HOA office are surly and unresponsive. I have to go directly to the office as they seldom return phone calls or respond to email. The parking spaces are tandem to save space, and are a pain. It also boasts the slowest elevators in the world. They need a freight elevator for moving

Great place. Safe, comfortable. Serene and makes feel out of the business of downtown. Close to sjsu and mlk library. Togos and Philz coffee great vape shop Parisian bakery, hair salon. Post office. Benches good for dogs.

HOA is really bad for house rent people, they discriminate to house owner. and security really bad, many time stranger invade to community and tried to get it the house. But HOA didn't do anything for the issue.
