I am under an HOA managed by PAS. This company has been pushing off a raw sewage issue for over a year on my property. They have been well aware of the fact that they are committing legal negligence, and are still refusing transparency and action. Do not trust this company.

They have also stated that they will compensate services my neighbors have needed, and once they are done have refused to foot the bill. They are more concerned with policing the homeowners who give them monthly fees than actually doing their jobs.

As a property owner under the management of PAS Professional Association Services Inc., I am compelled to share my deeply disappointing and frustrating experience with this company. Despite their role in property management, their lack of responsiveness and professionalism has been staggering.

First and foremost, their communication is abysmally poor. Repeated attempts to contact them, through both calls and voicemails, were met with a disheartening silence. When they do respond, the level of incompetence is startling. Basic information, crucial for property management, seems to be outside their grasp, leaving residents to fend for themselves in resolving issues.

The rudeness of their staff only adds insult to injury. On one occasion, a wrongful charge was levied against my account. Following numerous unreturned calls, I finally received a response. Instead of a resolution, I was greeted with blatant dishonesty; they denied receiving my calls and devoted more effort to pointing out my supposed errors than addressing the actual issue. The lack of accountability and refusal to refund the erroneous charge in a timely manor was not just unprofessional, but also deeply unethical.

Moreover, their approach to enforcing rules and regulations is alarmingly selective and targeted, creating a sense of unfair treatment among residents. This inconsistent enforcement undermines any sense of community and trust in the management.

Their incompetence reached its zenith during the sale of my property. The sheer lack of cooperation with my real estate agent, a seasoned professional with 17 years in the industry, was astounding. Their typical response to requests for vital information was, "I don't know," demonstrating a startling lack of knowledge and unwillingness to assist in crucial matters.

In summary, my experience with PAS Professional Association Services Inc. has been nothing short of a nightmare. Their inability to perform basic management tasks, combined with a lackadaisical attitude and disrespect towards clients, is unacceptable. I strongly advise against engaging with this company for any property management needs.

For the life of me, I can’t get them to just call me when they’re making changes to the property. I ended up getting locked out of my building because they refuse to use my preferred method of contact. Seriously people, for how much I’m paying in fees, you’d think I’d get a phone call when you change out the access system.

Extremely unprofessional company, lacking any respectability. Inept, rude, Kim P the office asst. exhibits horrible customer service. My elderly mother lives in a townhouse managed by them and after she was diagnosed with dementia I was given POA for her estate. I live across the county so it was a little difficult at first to handle all of her accounts. I sent a copy to the office and Kim refused to accept it. (all other organizations did) nor did she offer any assistance or understanding of my situation. I let her know how unhappy i was with her lack of help, and shortly after the HOA began targeting my mother and we started receiving fines for an absurd parking "violations" when a car parked in front of her garage (not blocking the street at all).
The fact that this Kim person exhibited such reprehensible conduct against an ill senior citizen is deplorable.
I strongly recommend NEVER using this unprofessional company to manage anything.

PAS has a an extremely low level of service, professionalism, integrity, partnership, trust. Their service is unprofessional, incorrect, and inconsistent. They have consistent negative reviews consistently on Yelp & google for a reason. The management at the association is pretty poor. They were responsible for damages to my car that were caused by a gate (in a complex they manage) and they were completely responsible for it but they refused to pay for the damages. They even have video surveillance that captured it, but they still decided to go with the claim that “we aren’t responsible for it”. They say that they don’t have the authority to fulfill the request when they are the only ones liable. Communication with the association is pretty bad, the representatives speaking over the phone are constantly rude and unhelpful. Would definitely choose a different HOA management company.

Re:

My critique and review of PAS is completely accurate according to not only my experiences, but also other homeowners who have experienced the same issue. You are the HOA management company that manages the property where this incident occurred, therefore you are responsible for it, not other homeowners. PAS has not correctly handled the situation. When this accident first occurred PAS told us that they would not have a meeting about this until 2 months later, which in completely unacceptable. You asked me to join this meeting and then removed my from it before it started. PAS also did not provide me with their insurance information and declined to provide me with security footage.

In your response you failed to mention how I was required to stop at the gate due to pedestrians crossing the road. It would be illegal to not yield to pedestrians. You also mentioned that I was tailgating another vehicle, which is completely inaccurate. Your response that each car should wait for the gate to close and reopen before entering is false because I opened the gate with my key fob.

To be clear: I do have a standing with this issue, because I am an owner of the vehicle involved in it. PAS is responsible for the damages to not only my vehicle, but also other homeowners who have experienced the same issue. I ask that the association pays for the damages. My reviews will not be edited nor removed because they are an accurate & fair representation of my experience with Professional Association Service.

Highly disreputable HOA. Owned a unit in a community managed by them. They constantly levied fines for silly things, and could not be reached or held accountable to anyone in the community.

Can't understand why they haven't been fired / replaced, other than they have their claws dug in deep.

2 stars instead of 1 because they did finally reach out after I left a bad review. Too little too late though.

Edit (in response to their reply):

If you read their reply, it sound great right?

The HOA company spends all their energy and condo owner money on this kind of stuff - defending their honor or whatever you want to call this kind of canned response from some suit in an office vs. I don't know... actually fixing problems or doing the job(s) their paid for?

A resident would never receive such a prompt or lengthy response to a legitimate concern.

For example, when I was there, residents had to endure a lengthy lawsuit that prevented people from selling or refinancing their house for several months / years. The HOA company referred you to their lawyer who promptly ignored you.

So, don't let their PR / legal team fool you as anyone who's had to live in one of their managed properties can tell you all the real horror stories regarding lack of adequate response from this company. I no longer live here, but my advice is that the condo owners who need to stand up against these guys.

Don't worry about them, as this wouldn't be the first time they have been fired by a community they mismanaged (look it up).

PAS has been a good steward of our community for as long as I can remember. They are organized, intelligent, and helpful with our major needs like, fixing the roof, pest control, ordinary maintenance and simple legality information when we need it. I will be the first to admit that PAS is weak on person-to-person customer service and this leads to conflict with some residents, though not with me. Yet we should evaluate them based on the curation of our community history and simply getting things done for an economical price. This explains why we have continuously chosen PAS to serve our community for more than 20 years.

As mentioned in all other posts, PAS is a terrible company. They charge you unnecessary fees for unwanted repairs and wont leave any chance to rip you off your hard earned money.
